The following extracts from the Forest of Dean District Council's publication 'Residential Design Guide' may be of use. This is an excellent publication containing illustrations and maps and represents a sympathetic and considered study of the diverse areas of the Forest of Dean. It is available from the Council offices in Coleford priced £10, or £5 if you are a developer (or if the notice is still on the wall opposite planning reception which says it is available to all residents of the Forest of Dean for £5 - worth checking and haggling!) A supplement to the design guide titled 'Alterations and Extensions' is also available free of charge.

The following are extracts that I have found useful:

Density: If the proposed density of development is considered too high, the Guide details 6 categories of site within the Forest of Dean, each with it's own guideline housing density. Note 1 hectare = 10,000 Sq metres = 2. 471 Acres.

Housing Balance: The requirements for Housing Balance may have some relevance if the housing type proposed does not complement the existing pattern in the area.

Open Space and Wildlife: The Guide supports an open space network in and around settlements and makes a very bold statement "Every new development should therefore make an appropriate contribution to local greenspace".

These are just a few extracts from the Guide. It is essential reading matter in order to become familiar with planning policy.
